    Nestled on the rolling hills of Bettona, in a serene picturesque countryside setting with ancient convents, palazzo and churches rising in the vicinity San Giustiniano estate majestically lies in the very heart of the Umbrian valley. Strategically positioned, it offers a breathtaking panoramic view of cities home to the highest culture and art: Perugia, Assisi, Spello and Foligno as well as the opportunity for daily trips to beautiful art centres and many others. By foot or by bike, the charming villages across Umbria valley are easily reachable as well. Only 1,5 km away from it, guests can find food shops, cafes, drug stores, banks, post office, museums, art galleries, while 3 km away they can find theatre, cinema, beauty center, restaurants, pizzerias, riding school, bike hire, golf and other entertaining activities. The estate includes two forms of accommodation for guests: a gorgeous detached villa with tower over two floors and a completely restructured stone country house, embraced by beautiful fragrant terraces dotted with olive trees with amazing scenery, as well as a century-old wood where guests can pick walnuts, chestnuts, blackberries, mushrooms and asparagus. The tower of the building dating back to 1200 was initially built to defend clerical territory. On each July 2, the habitants of the region heading to the Benedictine 12th century chapel San Gregorio with gifts for the Saints pass through our estate, this being the single possible route, and form a grand procession, finalized with feasts, singing, dancing on the property.

    The villa features traditional Umbrian tiled terracotta floors and solid chestnut beams, with all modern comforts added, beautifully combined are the antique fittings dating from 1600 to 1800. Remarkable are the 19th century sideboards and original 17th and 18th century doors painted in tempera, beautiful glass lamps from the 19th century, the antique limestone basins in the four bathrooms and a rare double bathtub. Also, notable in the bedrooms are the elegant headboards depicting beautiful scenery.

   The villa can host up to 12 people in four well furnished double bedrooms and two rooms with twin beds along with four shower rooms. The house also has a ground living room enriched with a 17th century fireplace and a second living room with 10 windows on the upper floor, joined by a 19th century old staircase; the two large well equipped kitchens present traditional antique sinks and copper bowls as well as functioning 19th century fireplaces ideal for preparing typical food or discovering the homely atmosphere during cold winter days. An outhouse with laundry is equipped with washing machine and ironing board. The walls reveal beautiful pastel designs painted once by an English tourist during different seasons, while being at the villa.

    A large covered portico surrounds most of the house to be used both during cloud and hot summer days. On the rear part of the building a large courtyard extends enjoying the stunning countryside landscape, with a drinking fountain dating from 1700 and a barbeque next to a 15x6 swimming pool with solarium, equipped with tables, chairs, sun loungers, umbrellas and an adjacent changing room and bathroom. Nearby, parking space is available. The farmhouse is ideal for families with small children, the elderly or small groups of friends, as each apartment is designed to suit six people, each including two double bedrooms, one room with twin beds, two shower rooms and a large well supplied kitchen.

Given the beauty of the estate, on demand it is possible to organize parties with catering services and outdoor evenings with piano and flute music, as well as small poetry and music events in the panoramic courtyard. For children, babysitting service can be organized. At guests’ disposal, fresh vegetables and other products produced on the estate are available, for an authentic Italian experience.
