   Villa Viviana is a charming holiday home nestled on the slopes of Pratomagno, in a serene and picturesque location in the heart of the Upper Arno Valley, among typical Tuscan olive groves and vineyards. The house enjoys a strategic positioning, located at an hour drive away from Siena, Florence and Arezzo, three of the most important cultural and historical centres in Tuscany. Also, the railway station is only 10 kilometres from the villa. In the proximity, only 2 kilometres far from the house, guests can visit the beautiful ancient town of Loro Ciufena, which offers all kinds of services and facilities, among which typical restaurants and shops, supermarkets, bars, banks and a pharmacy. Besides, along Via dei Sette Ponti, you will find countless small towns, Roman churches and medieval hamlets.

   The road leading to the villa is to be exclusively used by guests and the entry to the villa is provided with an automatic gate. The house is embedded in an extensive beautiful garden of more than 1500 square metres, enclosed by a hedge and dotted with fragrant flowers and roses. It is well equipped with all necessary facilities, such as a barbeque, lounges, relaxing swimming pool for you to feel absolutely comfortable. The pool is 6x12 meters in width and 1.40 in depth and has lateral steps. Also, there are available three covered garages for guests.

   The house comfortably accommodates 12 people and provides all the modern amenities for outmost comfort. The interior is well-appointed in every detail, yet cosy and warm, to recreate the homely atmosphere. On the ground floor, there is located a living room with two comfortable sofas, of which one is a queen size sofa bed and two armchairs, equipped with satellite TV, video and DVD player, PlayStation2 and Internet ADSL; a spacious kitchen/dining area for up to 12 persons, provided with refrigerator, freezer, oven, dishwasher and four-burner stove (methane gas). From here one has direct access to a patio furnished with tables and chairs for dining al-fresco. There is also a ground double bedroom with a bathroom with a shower and washing machine. On the upper level, the hallway leads to three double bedrooms and one bedroom with bunk bed, with the possibility to add an extra bed, on request. Also here, there is a bathroom with a bathtub, and a bathroom with a shower and a terrace with excellent views on the Tuscan landscape.

How to get here: Exit at ‘Valdarno’ of the Autosole A1 Milan-Rome Highway: COMING FROM EITHER MILAN OR BOLOGNA (e.g. FROM THE NORTH), TAKE THE SECOND EXIT AFTER ‘FIRENZE SUD’; COMING FROM ROME (e.g. FROM THE SOUTH), TAKE THE FIRST EXIT AFTER ‘AREZZO’. Turn right and follow the signs for Terranuova Bracciolini, then for Penna and after that for Loro Ciuffenna (about 8 km from ‘Valdarno’ exit). After having passed the village of Penna, you will find a long straight street (approx. 2 km), at the end of which is a roundabout. Turn right and enter into the village of Loro Ciuffenna: turn left in the direction of Castelfranco di Sopra and, after about 2 km, on the right you will find the sign to Villino Blu (turn right) after approximately 300 meters.

Booking conditions: 30% deposit (confirmed deposit) settlement upon arrival.
